Property Description

Welcome to Poucher Farm, a truly one-of-a-kind 74± acre farm and homestead offering a rare combination of natural beauty, rich history, and exceptional investment potential. Conveniently located just 30 minutes from Augusta, Georgia, home of the world-renowned Masters Tournament at Augusta National Golf Club, and only 10 minutes from Interstate 20, this remarkable property provides both privacy and accessibility. Steeped in history, Poucher Farm is situated on the former Camp Cofitachiqui Girl Scout Camp. The property was purchased by the Girl Scouts in 1956 with funds provided by the Phelps Foundation, established by the founder of Aiken's first Girl Scout troop in 1920. Today, the land retains the peaceful charm and natural character that made it such a special place for generations. A year-round tributary of Paces Creek winds through the property beneath a mature, old-growth riparian forest, creating a serene landscape rich with wildlife. The western boundary borders picturesque Lake Trenton, providing beautiful water views from several locations on the property. Towering oaks, tulip poplars, hollies, sycamores, hickories, and pines create an incredible backdrop in every season. The improvements are equally impressive. Four charming cabins overlook the neighboring lake, offering excellent accommodations for guests or family. A large screened-in mess hall serves as the perfect gathering place for entertaining, reunions, or events. Additional improvements include a workshop, barn, and approximately 15± acres of open pasture, ideal for horses, livestock, farming, or recreation. The beautifully maintained main residence features 2 bedrooms, 2½ bathrooms, soaring vaulted ceilings, abundant natural light, and immaculate finishes throughout, creating a warm and inviting place to call home. Accessibility is another standout feature, with approximately 30 feet of frontage on Courtney Road and an impressive 1,900 feet of frontage on Girl Scout Camp Road, providing multiple access points and future flexibility. Whether you're searching for a private family retreat, an equestrian property, a working farm, a multi-generational homestead, or an income-producing investment, Poucher Farm offers limitless opportunities. The existing cabins make it an exceptional candidate for short-term vacation rentals during Masters week, a boutique retreat, corporate getaway, wedding venue, or outdoor recreation destination. Properties with this combination of history, natural beauty, improvements, and location rarely come to market. Poucher Farm is truly a once-in-a-generation opportunity with possibilities limited only by your imagination.
